FOR HOME WATCH SERVICES OR CHECK-IN /CHECK-OUT IN THE LEHIGH ACRES, CAPTIVA/SANIBEL, ESTERO, BONITA SPRINGS, AND NAPLES AREA, WE HAVE TO CHARGE AN EXTRA  TRAVEL ALLOWANCE FEE.

PREPARING YOUR HOME FOR YOUR OR YOUR GUEST’S ARRIVAL AND CLOSING AND SECURING YOUR HOME AFTER THE OCCUPANTS LEAVE IS INCLUDED IN THE PRICING. THIS ONLY APPLIES TO CLIENTS NOT RENTING (SEASONALLY OR ANNUALLY).

INTERIOR

  • Check for signs of forced entry. Theft or vandalism.
  • Check for signs of pests or insects.
  • Check to make sure all doors and windows are securely locked.
  • Check for signs of water damage on floors, ceilings, and walls.
  • Check for leaks around the Air unit.
  • Check temperature and humidity readings.
  • Check the refrigerator and freezer and make sure the ice maker is off.
  • Check traps in sinks and tubs and flush toilets.
  • Check the back of toilets and under sinks for leaks.
  • Check the circuit breaker box for signs of surge.
  • Check the air conditioner for water leaks.
  • Check the hot water tank for leaks.
  • Check for unusual odors.
  • Check the water heater for drainage.
  • Email the property owner via e-mail with a digital photo and report.

EXTERIOR

  • Visual inspection of the home exterior.
  • Look for broken windows. Theft or vandalism.
  • Check screens and porch enclosures for tears or damage.
  • Remove newspapers, flyers, packages, and phone books from the front door area.
  • Check mailbox
  • Forward mail if requested (extra charge)
  • Visually inspect gutters and roof for damage.
  • Put trash cans away after homeowners’ departure

We include opening and closing your home in our monthly pricing, so your home is ready for you to enjoy when you arrive. When you leave, we will ensure your home is secure and all garbage is disposed of.
Opening your home:  incl. in our monthly pricing.

  • Turn on water.
  • Turn on air-conditioning,
  • Turn on the hot water tank.

Closing your home: incl. in our monthly pricing.

  • Shut the water outside.
  • Shut the hot water breaker.
  • Turn the air to 60% humidity and the thermostat to 79.
  • Empty the icemaker and shut it off.
  • Dispose of garbage, if any.
  • Make sure all doors and windows are secured.
