Payment Policies

A partial payment in the amount of 20% of the grand total is due upon booking. Remaining payment is due no later than 15 days prior to arrival. A separate refundable damage deposit is required in the amount of $500.00. The damage deposit is payable upon arrival. It will be automatically refunded on 7 days after check-out, provided no charges apply.
Cancellation policy:
100% of paid prepayments are refundable when canceled 30 days before arrival or earlier. 50% of paid prepayments are refundable when canceled 14 days before arrival or earlier. 0% refundable if canceled after.

Rules

RENTAL RULES
Tenant agrees to abide by the rental rules attached as "RENTAL RULES" at all times while at the property and shall cause all members of the rental party, and any other guests permitted on the property, to abide by the following rules at all times while at the property.
Tenant agrees to abide by management policies, refrain from loud noises, return the unit in a clean, sanitary, reasonable, and rentable condition, and pay the costs of final cleaning. Tenant will obey all rules & regulations, smoking bans, animal & pet bans, and noise bans.
DAMAGES/REPAIRS
Tenant will pay for any repairs required to the unit, its appliances, or plumbing, electrical, sewage, or air conditioning systems, resulting from abuse, misuse, or an intentional act by the Tenant, but excluding normal wear and tear. The Tenant agrees to obtain advance approval from the Landlord or its agent before authorizing any repairs, purchases, or work to be performed on the unit or its systems. The home/condo is a private residence, and the Tenant will be responsible for treating the premises as their own and ensuring that the A/C does not freeze, which can happen when the A/C is constantly running, and doors and windows are open.
SMOKING
Smoking of all kinds is strongly prohibited within the unit.
VISITORS
People other than those in the Tenant party set forth above may not stay overnight on the property. Any other person on the property is the sole responsibility of the Tenant. OWNER LIABILITY
All units are privately owned; the Owners are not responsible for any accidents, injuries, or illnesses on the premises or its facilities. The Homeowners/landlords are not responsible for the loss of Guests' personal belongings or valuables. Furthermore, the Owner is not liable for damage or loss of the Tenant(s)' property caused by theft or break-in. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.
CLEANING
Keep the property and all furnishings in good order. The Tenant agrees to maintain the unit in good order and condition during their stay. The unit will be cleaned before arrival and after departure. Excess laundry, more than the last day's linens, or extra cleaning required will be charged to the Tenant against the security deposit. The Tenant must immediately remove any food or beverage that is accidentally spilled on the carpet or furniture. If it should leave a stain and cleaning is required, the costs will be deducted from the Tenant's security deposit.
APPLIANCES
Only use appliances for their intended uses.
GRILL/BBQ
If a BBQ grill is available at the rental, please ensure you keep the BBQ (Gas Grill) clean (as found); otherwise, there will be an $85 cleaning fee at check-out. Guests are responsible for refilling the propane tanks (for the gas grill).
PETS
Pets are only allowed at specific homes (additional fees apply); please check your rental agreement for specifics.
PARKING
Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
WATER & SEWER
The property is on a water and sewer system. DO NOT FLUSH anything but toilet paper, NO feminine products, wipes, etc. Suppose it is found that the Tenant or someone in his party flushed a feminine product and clogged the system, then the Landlord may charge the Tenant up to $500.
HOUSEKEEPING
There is no daily housekeeping service. We offer cleaning services at request – payable in cash by the Tenant after service. While linens and bath towels are included in the unit, daily maid service is not. We suggest bringing beach towels (check with the Property Manager before arrival). We do not permit towels or linens to be taken from units.
STORMS-NATURAL DISASTER
No refunds will be given if there is a Storm, Tornado, Hurricane, or other natural disaster.
POOL & POOL AREA
Florida enacted Chapter 515, the Residential Swimming Pool Safety Act, to protect children. According to Section 515.29, Florida Statutes, as a precaution, the vacation rental is equipped with a pool fence and exit alarms on all doors leading to the pool area. By signing the rental agreement, the Guest releases the Homeowner/Landlord from all liabilities arising from the risk of injury while using the pool and hot tub. Please be aware that the pool patio and pool floor may be slippery when wet. We are not responsible or liable. So please be careful.
POOL HEATER: The heater runs automatically with the pool pump for 6-8 hours daily, typically 9 am to 4 or 5 pm. The heater is set to 86F and only operates while the pump is running. Because the system is automated, guests cannot adjust heating times. During the winter months, we cannot guarantee the pool will reach 86F due to the overnight heat loss and the pool not being covered.
The screened pool door (pool enclosure) must be unlocked at all times so pool maintenance technicians have access.
Please use plastic plates, cups, etc. Glassware is easily broken and may cause a preventable injury.
After eating on the pool patio, please keep the area clean to deter unwanted guests such as ants, bugs, and raccoons.
Please, NO topless or nude sunbathing/bathing in the pool area when not completely private.
HOT TUB
Please ensure NO children under 12 are permitted in the hot tub at any time without adult supervision. Remember that this facility has a particular health risk when using the hot tub. Use at your own risk. Our Pool Maintenance Technician drains, sanitizes, refills, and replenishes chemicals in all hot tubs on a weekly schedule or as necessary.
TENANT COMPLIANCE
The Tenant shall use the premises as a temporary vacation rental. Tenant shall not engage in any business or hazardous activity that may increase fire hazard or cause any damage to the premises. Tenants shall comply with all sanitary laws, ordinances, rules, and orders of appropriate government authorities affecting the premises' cleanliness, occupancy, and preservation during the lease term. Tenant shall be held solely responsible for any damages to the community or grounds arising from negligence or intentional conduct by the Tenant or the Tenant's Guest during the lease term. The Tenant will hold the Landlord harmless from and indemnify the Landlord for any loss, damage, or claims resulting from the Tenant's or the Tenant's Guests' use of the community facilities.
GATED COMMUNITIES
All Tenants, Guests, and Visitors must follow the community and HOA rules.
ABANDONMENT
The Tenant shall not abandon the premises. If the Tenant must leave the premises or if the Tenant explicitly abandons the premises, the Landlord shall have the option to re-rent the premises. Landlord is not required to refund any rent to the Tenant; Landlord deems abandonment to be an anticipatory repudiation of the contract.
BICYCLES
Some homes have bicycles available for free, but they must be in good condition. If you break it, then you fix it. You are not obligated to receive compensation for nonworking bikes.
NOISE ORDINANCE
Please be mindful of the neighborhood or community noise ordinance (see HOA rules if applicable)—no loud music, etc., from 10 pm to 6 am.
CHECK-IN/CHECK-OUT
Check-out is at the latest at 10 am. Check-in is at the earliest at 4 pm.
